So, you're thinking of making Lake Clermont your home - excellent choice! Here are some things you should know before making your purchase.

Covenants

Lake Clermont is a covenant community, with restrictions that are a legal part of your real estate closing documents. In other words, there are rules and regulations that we collectively have agreed to, so as to have a more comfortable and pleasant place to live. These restrictions are required to be enforced by the Property Owners Association (POA) board and its sub-committees. You should receive a copy of the covenants you sign from your lawyer or your real estate agency. You may also find a copy by clicking the Covenants link in the site menu on the left.

Fees

• Lake Clermont residents pay an annual fee which is used to cover operating expenses. The annual fee for 2025 is $375.00 per household. A report detailing how these monies are utilizied is available via the Budget Report link in the site menu on the left.
• There is a one-time capital improvement fee of $300, which is paid by the buyer at closing. This money is used to replace or update things that the community purchased years ago. Some examples are fencing, gazebo roof, sprinkler system, and lighting. Basically these are things that wear out but are not covered in our yearly budget.

Property Owners Association (POA)

The POA is the governing body of the community and is charged with upholding its covenants, making decisions about budgeted and non budgeted spending, and generally looking out for the wellbeing of the community. There are a variety of sub-committees that residents voluntarily participate on.
